Why Plumbing Wears Out Differently in Las Vegas
Homes here have their own set of problems, and knowing that ahead of time helps you catch things early. Four things account for most of what we get called out for.
-
Southern Nevada water carries a heavy mineral load, and it works on everything it touches:
Scale builds up inside pipe, narrowing it and dropping your pressure
It wears at copper from the inside until pinholes open
It coats the inside of water heaters, shortening their life and causing that rumbling sound
It stiffens and wears out faucet cartridges and shower valves
It leaves the spotting on glass and fixtures you already know about
This is why a water softener does more here than it would in most parts of the country.
-
Valley soil expands and contracts as moisture changes, and that constant shifting:
Pulls apart joints in pipe running under the slab
Cracks sewer lines and knocks them out of slope
Stresses main water lines between the meter and the house
-
Much of the valley sits on caliche, a hard cemented soil layer. It makes excavation slower, and over the years sharp caliche against buried pipe wears at it.
-
Las Vegas built out in waves, and each one left behind something different:
1940s through 1960s. Central and downtown neighborhoods like Huntridge, John S. Park, Charleston Heights, Twin Lakes, and Rancho Oakey. Galvanized steel supply lines with cast iron or clay sewer. Galvanized rusts closed from the inside long before it ever leaks
1960s through 1980s. Sunrise Manor, Winchester, Paradise, and East Las Vegas. Mostly copper, now old enough that hard water has been working on it for decades
Late 1970s through mid 1990s. Spreading across the valley. Polybutylene, the gray plastic pipe that degrades internally and can fail without warning
1990s onward. Summerlin, Green Valley, Enterprise, and the southwest. Newer materials, but slab-on-grade construction throughout, which is why slab leaks are so common here

-
Usually a leak somewhere you cannot see. Turn off every fixture and appliance in the house, then check your water meter. If it is still moving, water is going somewhere. The most common causes here are main water line leaks, slab leaks, running toilets, and irrigation breaks.
-
Most homes here benefit from one. Our water is hard enough that mineral scale shortens the life of water heaters, wears out faucet cartridges and shower valves, and builds up inside pipe. A softener will not undo damage that has already happened, but it slows down what causes it.
-
Usually a leaking hot water line under your slab. It is one of the clearest signs of a slab leak, and worth having checked soon, because the longer it runs the more soil it washes out from under your foundation.
